There are a few different types of concrete sealers and coatings you can use on your garage floor depending on what you want your concrete to look like once sealed, and what you need the sealer or coating to offer in terms of performance.
If your garage floor is currently unsealed, and you want to maintain the natural, unsealed look of the concrete, you can use a concrete densifier or a water repellent sealer. Concrete densifiers are good to use if your garage floor is in need of an increase in strength and density, but if your concrete isn’t showing any signs of weakness, a water repellent sealer would be best. Water repellent sealers like the Armor SX5000 and Armor SX5000 WB chemically react to form a hydrophobic barrier below the surface. Water repellent sealers are great for reducing damage and deterioration caused by water absorption, freeze-thaw cycles, and de-icing salts. Because water repellent sealers work below the surface, the surface is still susceptible to staining and damage.
Next, you have concrete waxes, like the Armor Concrete Wax. These are very easily mopped onto the surface where they will fully cure to a low or high gloss finish. Waxes are a great option if you are looking for something quick and easy to apply to your garage floor that gives the concrete slightly more protection than a penetrating concrete sealer would. Waxes, however are not designed to withstand exposure to oil, gas, and chemicals.
If oil, gas, and chemical spills are a concern and you want complete and total protection, then you need a concrete coating. Under the category of coatings you have epoxy coatings and urethane coatings. Epoxy coatings are great for the typical residential garage, while urethane coatings are commonly used to seal commercial garage floors, chemical plants, and manufacturing facilities. If you are looking for the best, coatings don’t get much tougher than the Armor UTX60 and Armor UTN60.
If your garage floor is currently sealed, or has a coating on the surface, you will need to make sure the new sealer or coating is compatible with what you have down.
