Silane Siloxane Masonry Water Repellent Sealers

Combination Silane-Siloxane sealers are the best type of water repellent to use on concrete, brick, and masonry. They penetrate into the substrate to form a hydrophobic barrier within the pores that repels water and other liquids. By reducing the absorption of water, you reduce issues caused by water absorption such as cracking, spalling, pitting, staining, ice and salt damage, and the growth of mold and mildew.

Silane-Siloxane combination sealers are far more superior than the use of a Silane sealer alone, or a Siloxane sealer alone. Silane-Siloxane combination sealers take the benefits of each type of sealer without the weaknesses. For example, a Silane works well below the surface but won't function well on the surface, whereas a Siloxane works well on the surface but can't penetrate dense surfaces well. A Silane-Siloxane sealer will penetrate and bond to give you adequate protection above and below the surface.

Now, it is important to understand that all sealers are not created equal. There are differences to note from manufacturer to manufacturer:

1. Don't be fooled by false warranty claims. From a chemical perspective, you will get roughly 5-10 years out of a Silane-Siloxane sealer. The life of the sealer will depend on the quality of material used, the amount of material applied to the substrate, the porosity of the substrate, and how hard the sealer needs to work. A 10 Year, 15 Year, or even 20 Year Warranty is not accurate and cashing in on that warranty will be near impossible when the time comes. When looking for a product, look beyond the warranty claims to what really matters - the quality of material.

2. Silane Siloxane sealers have been given a bad name because most products available at box stores and online are 2-8% solids. 2-8% solids solutions are very inexpensive to manufacture and they break down very fast. A low solids solution will satisfy your wallet but protection will run off in about 6 months. The optimal level of solids in a Silane Siloxane sealer is 40% for a solvent based solution and 10% for a water based solution. You would only use a higher concentration if you were trying to seal a roadway or a bridgedeck. For residential applications hower, 40% and 10% are optimal. There are very few manufacturers that product higher solids solutions, the Armor SX5000 being one of them. Aside from being a high solids solution, the Armor SX5000 also uses a higher quality blend of resins and solvents. A quality formula will give you quality results that area easily seen, and proven through performance.

When apply a Silane-Siloxane sealer you can use a roller or a low pressure (20 PSI) or less sprayer. Here are a few application tips to consider:

1. When applying to a porous surface like brick, consider a sprayer over a roller. A sprayer will give you better coverage without waste.

2. Always apply 2 coats. The first coat will be quickly absorbed into the concrete surface where the second coat will sit more on the surface. Two coats are crucial to perfomance and life.

3. When applying a water based Silane-Siloxane sealer, it is important to apply the second coat while the first coat is still wet - if you don't, the first coat will repel the water in the second coat. With a solvent based Silane-Siloxane sealer, consider spacing the coats out by 24 hours for a more agressive bead.

4. Don't let the concrete get wet for 24-48 hours after applying a Silane-Siloxane sealer. It can take up to 72 hours for water repellency benefits to be achieved so it is important to let the sealer cure before letting the surface come into contact with water.
