Long Lasting Concrete Sealer

When it comes to long lasting concrete sealers there is no such thing as a "miracle sealer." While some resins in a concrete sealer formula will allow a sealer to perform better, there are general life expectancies within each concrete sealer category.

Longest Lasting Concrete Sealer

The longest lasting concrete sealers on the market are sodium and lithium silicate concrete sealers, like the Armor S2000 and Armor L3000 sealers. These types of sealers are designed to chemically react below the surface to form a permanent Calcium Silicate Hydrate (CSH) barrier within the pores. All sodium and lithium silicate based sealers are designed to have an identical reaction. What makes one silicate sealer difference from the next is the packaging. Some silicate sealers come pre-diluted with water, and some silicates require you to dilute the sealer with water prior to use.

The CSH structure formed from the chemical reaction sparked by a silicate sealer is permanent. It can't be broken down and it can never be removed. This is the same for all sodium and lithium silicate sealers. Silicate based sealers should only be used to increase the strength and density of the concrete. While they can reduce the movement of water and moisture through densification, silicates offer little to no other benefits. They can't bead water and won't protect against deterioration caused by water, ice, or salt. There are some "hybrid" products on the market that offer a Densifier with water repellency characteristics but you are better off applying a Densifier first followed by a water repellent 5-7 days later. Hybrid products attempting to combine two chemicals often result in weakened formulas of both parts.

Long Lasting Penetrating Concrete Sealers

The second longest lasting concrete sealer is a water repellent concrete sealer. This category is a little more diverse than the silicate category in that there are a lot of chemical types, and variation of chemicals. Under the category of water repellent sealers there are Siliconate water repellents, Silane water repellents, Siloxane water repellents, and Silane-Siloxane water repellents. Siliconate water repellents, like the Armor SC25, are considered to be a cost effective water repellent. It can provide up to 7-10 years of life and typically requires only one heavy coat. Silane water repellents and Siloxane water repellents each have their strengths, Siloxane works great above the surface and Silanes work great below which is why a Silane-Siloxane combination sealers, like the Armor SX5000 and Armor SX5000 WB, are the best option. Lower solids solutions are popular in the residential markets and higher solids solutions are popular in DOT applications. This type of water repellent will provide up to 7-10 years of life as well.

Water repellent sealers will provide up to 7-10 years of protection against the deterioration of water absorption such as cracking, spalling, pitting, ice damage, freeze-thaw cycles, staining, and salt damage. The "bead" will typically go away after the first year, but the sealer will continue to work for close to a decade after that. This is the most popular type of sealer to use if you are looking for a long lasting clear sealer.

Long Lasting Acrylic Concrete Sealer

The acrylic sealer market is becoming very flooded making it hard to choose the best acrylic sealer. What makes one acrylic sealer different from the next is the quality of resins used in the formula. The resins are what will make one sealer last 1 year and another sealer last 3 years. Another factor to consider with acrylics is application. Two coats will always last longer than 1 coat so it is important to follow the application instructions. Sealers like the Armor AR350 Wet Look Sealer and the Armor AR500 High Gloss Sealer are designed to last up to 3-5 years before the need for a recoat. They use very high quality resins in their formula which offer more surface durability. Other sealers, like the ones commonly sold in big box stores, come at a much lower price tag and need to be touched up every 6 months-1 year.
