When selecting cement floor sealers there are many factors to consider before making your purchase. First you must choose if you are looking for a deep penetrating cement floor sealer, hardener/densifier sealer or a sealer that will create a film over the surface (generally wet look, satin gloss or high gloss appearance).

Deep Penetrating Cement Floor Sealers

Penetrating cement floor sealers like the Armor SX5000 will absorb into the concrete to protect the concrete from absorbing liquids. Generally manufactured from a silcate/silicone based resin, these types of sealers will generally not change the look or feel of the concrete. This is a great option for the customer that wants to protect the concrete but does not want to burden of maintenance.

Film Building Cement Floor Sealers

Film building cement floor sealers (a.k.a coatings) such as the Armor AR350 are excellent for providing physical layer over the surface. The idea behind a “film building” cement floor sealer is to create a layer over the substrate to stop liquids and other foreign contaminants from making contact with the surface of the substrate. These sealers can be manufactured with many different chemicals including epoxy, urethane and most popular acrylic. Generally a solvent-based acrylic is used to achieve a wet look, satin gloss or high gloss appearance. The change in appearance is a result of the materials solids content and the size of the resin used (satin gloss sealers are likely manufactured with a smaller resin or lower solids content and a high gloss cement floor sealer is usually made up of a higher solids content and/or a larger resin designed to build a thick layer to achieve the high gloss finish). These sealers are primarily used for decorative purposes.

Hardener Densifier Cement Floor Sealers

Cement hardeners and densifiers such as the Armor S2000 or L3000 are penetrating sealers that are great for the customer looking to reduce the amount of moisture and vapor passing up through their cement while providing additional strength to the cement. The best cement hardeners and densifiers are manufactured from sodium silicate or lithium silicate. How a concrete densifier - hardener works as a cement floor sealer is pretty simple; when applied in a liquid form the silicate absorbs into the cement, dries and begins to react with the calcium and lime within the concrete to create C-S-H (Calcium Silicate Hydrate) which are small crystals. The C-S-H crystalline structure is very similar to what is produced during the original curing/hydration process of the concrete. By introducing additional C-S-H into the cement floor you are congesting the pores and capillaries of the concrete which naturally reduces the rate in which moisture and vapor that can pass through the substrate while adding additional architectural support within the concrete making concrete harder. Hardeners and densifiers used as cement floor sealers are breathable and are not designed to stop all moisture and vapor from passing through the concrete although they do a great job at reducing moisture/vapor intrusion by approximately 30% while increasing concrete strength by up to 45%. Best of all, they are very easy to apply with no future maintenance.
