Garage floor coating. Before you use a garage floor coating it is important to seal your garage floor with a penetrant sealer. Coatings are just that, coatings. They protect the concrete from staining but they don’t prevent cracks, they don’t prevents spalls, and they can’t stop water, efflorescence, vapors, or moisture. Coatings are not permanent and have to be reapplied every 1-5 years.

A majority of coatings can be applied over concrete that has been sealed with a water based sealer. The Foundation Armor concrete sealer is a water based sealer (sold to you in concentrated form) that penetrates deep into the concrete. It reacts with the free lime in the concrete to form a crystalline structure within the pores. Once dry, the concrete is strengthened by up to 45% to help prevent the concrete from cracking and spalling. It also stops efflorescence, water, vapors, and moisture. The sealer is a permanent sealer and only has to be applied once in a lifetime.

So before you use a garage floor coating, protect your concrete with the Foundation Armor sealer. Many contractors apply our sealer on garage floors and then apply an epoxy over it for added protection.
